For years, "going to Aventura Mall" meant one building, one parking deck, and a loop through the food court. That default is breaking. The Center of Gravity Moved Across Biscayne
Turnberry and Simon Property Group, who already co-own Aventura Mall, closed on the neighboring Esplanade in late 2025 for $131 million and immediately rebranded it as The Abbey at Aventura. The site is 12.3 acres at 19505 Biscayne Boulevard with its own 512-space garage, built in 2023 on the footprint of a former Sears. That last detail matters more than it sounds: the block was engineered from the ground up as an open-air lifestyle center rather than retrofitted from an aging strip.
What that acquisition actually did was give the same ownership group control of both sides of Biscayne, and the leasing decisions since then read like a coordinated plan rather than two competing centers.
The current tenant list at The Abbey now includes Amalfi Llama, JARANA, JOEY Aventura, STK Steakhouse, North Italia, Sweetgreen, Pura Vida, Salt & Straw, Pure Barre, Anatomy Fitness at 26,000 square feet, Industrious coworking, and Bank of America. More than 50,000 square feet of additional tenants are already in the leasing pipeline.
For a resident, the practical effect is that you no longer have to enter the mall to have a full day out. You can park once at The Abbey garage and cover coffee, a workout, a work session, lunch, and dinner without going indoors.
What Is Actually Opening, and Where
A few of the 2026 arrivals are worth knowing by address, because the signage is either not up yet or is still branded as the previous tenant.
UNIQLO — Aventura Mall, former Urban Outfitters space, 19501 Biscayne Boulevard. Two levels, expected late fall 2026. This is one of UNIQLO's first South Florida stores and part of a national 2026 push that also includes Miami, Austin, Houston, Boston, and Seattle.
Bershka — Aventura Mall, coming 2026. The Inditex sister to Zara filling out the fast-fashion floor.
Revolve and Fwrd — Aventura Mall, 4,512 square feet, opening in 2026. The influencer-driven online retailer's third physical location, sized between its Los Angeles flagship and its Aspen store, with the Fwrd luxury division built into the same footprint.
Celine and CH Carolina Herrera — Aventura Mall, 2026. Celine's debut here, and Carolina Herrera expanding its existing footprint. Dolce & Gabbana is also opening a second, expanded Aventura Mall location.
Crema Gourmet Espresso Bar — Aventura, opened April 8, 2026. An all-day café concept, part of the brand's continued South Florida expansion.
A Family — 154 Plaza. An Argentine restaurant announced for the plaza on the west side of the neighborhood, one of the few recent openings outside the Mall/Abbey axis.
The pattern here is not luxury for luxury's sake. Celine and a two-story UNIQLO are being leased into the same directory, and Revolve is picking Aventura specifically because, in CEO Michael Mente's words, the brand has "a really strong customer concentration in South Florida." Aventura is being underwritten as a market that reads as both premium and everyday, which is unusual and worth paying attention to as a resident.
The Abbey by Daypart
The most useful way to think about The Abbey is not as a list of tenants but as a schedule. The center was leased with the assumption that a resident might touch it three times in a single day.
- Morning. Starbucks and The Salty for coffee and donuts. Anatomy Fitness for a workout, then a shower before work.
- Midday. Sweetgreen or Pura Vida Miami for a fast lunch. Industrious if you need a quiet desk between meetings. Bank of America if you actually still need a branch.
- Afternoon. The Abbey Collective Market runs every Saturday from 9 a.m. to 1 p.m., with local vendors, prepared food, and specialty grocery in the open-air paseo. It is the closest thing Aventura has to a walkable weekend market, and it is a materially different experience from a mall.
- Evening. JARANA for Peruvian and pisco, JOEY for a two-level patio, STK for a steakhouse night, North Italia for a lower-key Italian, or Amalfi Llama for a Mediterranean-Italian menu with steakhouse leanings. Salt & Straw handles dessert on the walk back to the garage.
The Abbey Collective Market, Saturdays 9 a.m. to 1 p.m., is the first recurring outdoor market Aventura has had within walking distance of the towers along Country Club Drive.

Bulla, Kiddo, and the Restaurants You Are Not Reading About
Not everything worth eating is inside a leasing brochure.
Bulla Gastrobar opened its Aventura location in 2026, its follow-up to the Coral Gables original, and has already been named to Restaurants From Spain's award list. Paella, jamón serrano, and a 4 to 7 p.m. daily happy hour make it a defensible weekday drop-in rather than an event dinner.
Kiddo, the smashburger concept that started in Aventura, has now expanded to Wynwood. The Aventura original is the one your out-of-town friends have not heard of yet, which is a rare position for a restaurant in this ZIP code.
JARANA, at The Abbey, is open for lunch and dinner daily plus Sunday brunch, and its private-dining setup handles groups from seven to well over one hundred. If you have hosted a birthday at a hotel ballroom in the past because there was nothing walkable, that calculus has changed.
The Cultural Center Nobody Talks About Enough
The Aventura Arts & Cultural Center is marking its 15th anniversary this season with free parking in the lots along NE 188th Street and $10 valet in the circular drive. The 2026 calendar runs through American Rhythms in October, the Dean Martin Story in early December, Matt Stone on December 19, and Victoria Clark on November 22, with roughly sixteen ticketed events on the current schedule.
For a city of Aventura's size, having a programmed 300-seat theater within a five-minute drive of most residential towers is unusually good, and it is the kind of amenity that shows up in listing descriptions but rarely gets used by the people who live nearby. For residents, the second-order effect is that the Brightline stop feeding the mall means a share of the weekend foot traffic on your sidewalks is arriving from Orlando and West Palm rather than from your own building.
